Building Process​

At Brij Homes, we believe in keeping our clients fully informed throughout the building process. We want to ensure you have a detailed understanding of each step so you can be prepared for what to expect next.

Our goal is to make your home-building journey as transparent and stress-free as possible.

Concept Design

Your home journey begins with an initial meeting with our sales team. In this meeting, our team will work to understand your vision and requirements. We encourage you to bring all your ideas, thoughts, photos, and sketches, or even just a simple description of your dream home. Once a rough layout and façade design have been established, we will provide you with a quote and an inclusions list. If you are satisfied and wish to proceed, the next step involves paying an initial deposit to arrange a meeting with our architect for concept drawings.

Preliminary Documentation

After the concept drawings are finalized, we will prepare a set of preliminary working drawings for your review. You will then meet with our sales team to review and sign off on these plans and the tender document. At this stage, we will sign the Building Contract and secure it with a 5% contract deposit.

Contract Presentation

With a detailed understanding of your future home, it's time to finalize the agreement and move to the next phase. A dedicated project coordinator will be assigned to your home and will guide you through the building contract in detail before you sign.

Colour Selection

The next exciting step is to finalize the finishes, colors, and overall styling of your home. A professional color consultant will be appointed to provide you with expert advice and guidance, ensuring you make informed decisions that bring your vision to life.

Permits and Approvals

Once all design and material selections are complete, we will proceed with securing all necessary approvals, including developer approval and the essential Building Permit.

Meet Your Building Supervisor

Upon receiving the Building Permit, one of our experienced building supervisors will contact you to meet our construction team before work commences.

Base Stage

After a preliminary inspection of your land, we will erect temporary fencing. The Base Stage construction then begins, including site set-outs, excavations, underground services, and the preparation of the base slab. This stage is completed with the pouring of the slab, following a slab steel inspection. You are welcome to hire your own inspector for the steelwork before the concrete pour.

Frame Stage

This is where your home truly starts to take shape as the frame is erected. Walls will be constructed, and trusses will be laid to form the skeleton of your house. This stage concludes with the completion of your home's frame. You are welcome to hire your own inspector to inspect the frame.

Lock-Up Stage

A significant milestone in your home journey is the completion of the Lock-Up Stage. This means all roofing and external cladding work is finished, allowing us to effectively "lock up" your home.

Fixing Stage

Once the house is locked from the outside, we begin bringing the interior to life. This stage involves completing all rough-ins, insulation, plastering, door installations, the first coats of paint, and kitchen cabinetry, among other elements. You will see your color selections come to life during this phase.

Practical Completion Inspection (PCI)

The Final Stage of your home journey is the PCI. Your building supervisor will arrange your PCI approximately two weeks ahead of the completion of your home. On this day, you will meet with your building supervisor who will conduct an on-site inspection. All the issues that will be raised by you in this inspection will be solved before a handover date is confirmed.

Handover / Settlement

Congratulations! Your new home has been completed and is ready for you to move in. On the day of settlement, you will meet your building supervisor who will conduct an on-site handover. You will take ownership of the keys to your new home. You will receive a hand-over pack with Compliance Certificates, warranties for your appliances and home care documents.

Maintenance and Inspection

Six months after settlement we carry out the maintenance inspection in order to make sure that the house is in a top notch condition.

Maintenance Works

All the works that need attention during the Maintenance visit will be attended at an agreed time such that you & your family are not disturbed.
